A 28-story mixed-use tower that honestly wasn't easy to get approved. City regulations, neighborhood pushback... but the end result? 180 units with lake views that actually make you stop and stare.

Tech companies wanted something that didn't scream 'corporate box' - we gave 'em a building with character. The cantilever on the 6th floor still gives our engineers nightmares, but it creates this killer outdoor terrace that's become the building's signature.

Converting a 1890s whiskey warehouse into modern lofts while keeping every brick intact? Yeah, that was a fun challenge. The heritage board watched our every move, but we managed to sneak in some contemporary touches that work surprisingly well.

Our first net-zero residential project, and man, it pushed us. Green roofs on every level, geothermal heating, triple-glazed everything. Residents' heating bills are basically pocket change now, which makes all those budget meetings worth it.

Public spaces are tricky - gotta make 'em work for everyone. We redesigned this waterfront plaza to handle everything from farmers markets to concerts, with way better drainage than before (trust me, that matters).

A 22-story office building that actually has natural light everywhere. The client wanted "flexible workspace" - code for 'we don't know what tenants will want in 5 years' - so we built in adaptability from day one.

When your client says 'budget isn't a concern,' it's both exciting and terrifying. This 12,000 sq ft residence took three years from concept to completion. The infinity pool alone has its own engineering story.

A 1870s row house that was basically held together by paint and prayer. Full structural reinforcement, modern systems hidden behind period details. The owners wanted modern living without losing the home's soul - took us 18 months but we pulled it off.

Retail on the ground floor, offices above, residential on top - sounds simple but coordinating three different building codes and stakeholder groups? That's the real project. The street-level activation actually works though, which doesn't always happen with mixed-use.
This one's still wrapping up construction, but seeing it come together after five years of planning and approvals... yeah, that's the good stuff. The corner cafe opened last month and it's already packed every morning.
